Rotorua Residential Update
As a general summary, sales volumes and the median sale price for the Rotorua residential market have remained relatively constant throughout the year, with the number of sales per month generally numbering in the 60s, and the median sale price being in the mid $200,000 range.

South Waikato Update
The 2010 year seems to be tracking along at similar levels to 2009. The median sale price at the end of September 2010 was $124,000, slightly higher than the median for 2009 of $120,000. At the same time, median sales volumes were 125 compared with 182 for 2009.

The Rotorua District can be divided into two lifestyle market categories the Lake Rotorua Basin and South of Rotorua. The Lake Rotorua Basin includes Hamurana, Kaharoa, the East Side, Tikitere and Paradise Valley. South of Rotorua incorporates Ngakuru, Waikite Valley, Rerewhakaaitu and Reporoa.

Commercial Update
We had planned to provide a full update of commercial activity in Rotorua in this issue of Property The Facts however, sales activity has been very slow with only two sales concluded since June 2010. As a result, there is little to report. While we are aware of at least two other properties subject to contracts, the activity remains unusually low.
